Start with what’s possible
Before you start viewing properties - or put yours on the market - it helps to understand your budget.
We’ll look at your income, commitments, available equity and the costs of moving to work out what could be achievable. If you need to borrow more, I’ll explore how that affects your options and repayments.
You’ll have a clearer idea of your price range before making your next move.
Can I take my current mortgage with me?
Your existing mortgage may be portable, meaning you could apply to transfer your current mortgage deal to a new property.
However, porting isn’t automatic. Your lender will still need to assess your circumstances, affordability and the property you want to buy.
If you need additional borrowing, this may be arranged on a different rate and could have a different deal end date.
I’ll help you compare keeping your current deal with taking a new mortgage, including any fees or early repayment charges.
What happens to the equity in my home?
Your equity is the difference between your property’s value and the amount you still owe on your mortgage.
When you sell, the money left after repaying your mortgage and paying the relevant selling costs can usually go towards your next purchase.
We’ll also factor in other moving costs, so you understand how much you have available for your deposit.
What should I budget for?
There’s more to moving than the deposit. Depending on your circumstances, costs may include:
- Estate agent fees for selling your current home.
- Solicitor and conveyancing fees.
- Property purchase tax, such as Stamp Duty Land Tax.
- Surveys and valuations.
- Mortgage arrangement or adviser fees.
- Early repayment charges on your existing mortgage.
- Removal costs.
I’ll help you understand the mortgage-related costs so you can plan your move with a clearer budget.

Your questions answered
Can I move before my fixed rate ends?+
Potentially, yes. We’ll check whether your mortgage is portable and whether early repayment charges would apply if you leave your current deal.
Do I need a bigger deposit to move?+
Not necessarily. Equity from your current home may provide some or all of the deposit for your next property. The amount you’ll need depends on the purchase price, mortgage available and moving costs.
Can I borrow more with my existing lender?+
Possibly, subject to its affordability assessment and lending criteria. Any additional borrowing may be offered on a different deal from your existing mortgage.
What if my circumstances have changed?+
A change in income, employment, family circumstances or credit history could affect your options - even if you’re staying with your current lender. We’ll discuss this early so you know where you stand.
Can I keep my current home and rent it out?+
This may be possible, but it needs careful planning. You’ll need to consider your existing lender’s permission or a suitable buy-to-let mortgage, affordability for the new home and the tax implications of owning another property.
When should I speak to a mortgage adviser?+
Ideally, before you commit to your next purchase. Understanding your options early can help you view properties with a realistic budget and avoid surprises later.
All mortgages are subject to affordability, status, lender criteria and assessment of the property. An agreement in principle does not guarantee a mortgage offer.
Your home may be repossessed if you do not keep up repayments on your mortgage.
